Or maybe you know someone who has invested in real estate rental property and you are wishing you could start down a similar path, if you only knew where to start. I hope this book will give you some of the thoughts, ideas and confidence to begin your journey toward becoming an investor, rental property owner, or just a smarter landlord. Maybe this book will help you get to where you want to go.

We all have our reasons for becoming investors and landlords. Maybe it's money. Maybe it's to gain more independence. Maybe it's about your family. No matter the reason, we can all learn more about being better investors, landlords and property stewards.

The accumulation of wealth is a lofty ideal, but one that most individuals would like to be able to accomplish in our life-time. To make more money and to be able to give more to those that we love. History is filled with those who have created wealth and left fortunes of some description to those that they love. Here's how you can do it, too.

How to choose "the right home," can be a very confounding challenge. As homeowners, our first inclination is to buy a rental property with the same criteria as our family home, but is that really how we should invest in rental property? This chapter explains many of the beliefs & misconceptions that we bring to the table when we buy our first rental property.

Being Your Own
Property Manager

One of the biggest unknowns and fears of getting started in the business has to do with all the questions surrounding "Property Management." Who will collect the rent? What happens when the tenant does not pay? Who is going to take calls when there is a problem? Being your own property manager is an option that most first time investors never consider because we have been told we are not up to the task.

Finding the Right Tenant

Finding the right tenant who pays their rent on time and takes good care of the house is much easier if you are a mind reader. However, it is possible to identify red flags and problems without discriminating against any group or pre-judging anyone based on non-sense criteria.

Exit Strategies and Options

Real Estate is business and savvy businesspeople understand that being ready for what happens next is an important part of being in control of the business. Not all businesses begin with the end goal in focus, but at some point, all businesses have to create a plan for what happens to the business at sunset. Real Estate presents some unique options for exit strategies.

Your Contractors List

Over the years I have had many list of contractors that I have worked with. Some were great; some were not so great and some were really bad. There are a lot of tools available today that were not available when I first go started to help us find the right people and develop relationships to maintain them.

The Hard Math &
The Easy Math

When it comes to Real Estate Math, the easy math is hard to grasp or sometimes hard to accept and the hard math is really not that hard. If we were being honest, our adolescent children tend to accept the easy math faster and would score higher on this test than many of us would score. The conversation is really about business savvy and human nature.

The Lost Art of
Customer Service

A pet peeve of mine--Customer Service. As a culture and nation, we have lost the meaning of this concept. "I'm sorry if this has caused you any inconvenience" seems to be the full training program for most businesses today, but this is the very definition of poor customer service.
